Prudent building practice would be to include an annual roof inspection to ensure the integrity of the roof is being maintained and may well be a term of your lease or an insurance company requirement.

Yearly Maintenance Contracts

Building owners, managers and occupiers have a responsibility to carry out annual or bi-annual maintenance inspections of their buildings, including roofs, gutters and rainwater pipes. Such routine matters can sometimes get overlooked amongst day-to-day business pressures. Roofing guarantees can be compromised if evidence of regular “good housekeeping” cannot be demonstrated.

Health & Safety

Sometimes routine roof and gutter cleaning is left to an “odd job man”, without the necessary skills or equipment to prevent falls. (Many avoidable injuries or deaths occur in roof maintenance.)

Prior to issuing a quotation for an annual contract, our experienced roofing surveyors would:

  • Ensure safe access
  • Offer the client the option of providing permanent handrails or “Safeline” systems (initially more expensive, but often more cost-effective taken over the building’s life expectancy)
  • Assess the proximity of trees and whether overhanging branches can be cut back, before determining the number of visits required
  • Assess the extent of initial debris clearance, before a regular maintenance schedule can be adopted.

Annual or bi-annual maintenance contracts would include:

  • A visual inspection for signs of degradation of all roof coverings, flashings, upstand details, mastic sealant and mortar pointing
  • Removal of all debris from the roof surface, rainwater gutters and outlets
  • Checking of rainwater pipes to ensure they are free-flowing
  • Removal of severe areas of vegetation growth and advice on the application of suitable moss killers
  • Minor repairs will be carried out within our allocated time on site or a quotation will be sent for longer-term recommendations.
